This market update is all about the number of Kauai's real estate listings, escrows and sales in the past 30 days.

Active listings (homes, land, and condos), today we have a total of  319.
Of those, there are 122  ⬆  homes, 92 ⬇ condos and 105 ⬇ land listings on MLS today
There are 212 ⬆ listings in escrow (contingent and under contract status) 61 ⬆ homes, 132 ⬆ condos, and 20 ⬆ land listings

*it is worth mentioning that 89 of the contingent listings are in 1 new development on the South Shore Kauanoe O Koloa

In the past month (since January 20)….
57 ⬆ listings SOLD/CLOSED: 28 ⬆  residential, 19  ⬆  condo, and 10 ⬆  land listings

The median sales price has gone up for all categories: homes, land and condos

The number of sales  has gone up for homes but went down for condos and land

The number of new active listings went up for homes and condos but down by 1 for land
